Methodology
Deedo's project data comes from the Maharashtra Real Estate Regulatory Authority (MahaRERA). This page lists the sources, how they are combined, and what we deliberately leave out.
Sources

| MahaRERA project register | Every registration: number, project name, promoter, district, location and certificate count. Re-read regularly; changes are recorded, not overwritten. |
| Registration and extension certificates | Registration date, the original completion date, any extended completion date, the land parcels (survey, Gat, CTS and plot numbers) and, on newer certificates, the buildings covered. |
| MahaRERA regulatory lists and orders | Deregistered projects, projects held in abeyance, NCLT insolvency lists, quarterly progress report non-compliance, revocations, regulatory and suo motu orders. Each is linked to the registrations it names. |
| MahaRERA project pages | Detailed project pages (buildings, unit counts, construction progress, listed documents). These sit behind a CAPTCHA, so they are saved only by a person who opens the page and solves it; we never bypass a CAPTCHA. |
How records are kept
One real-world thing, one permanent ID
Each project, RERA registration, building and document gets one Deedo ID when it is first seen. New sources attach to that ID; nothing is re-keyed or deleted. A project page's address can change when its name changes, and the old address redirects.
Matching and merging
Registrations for the same project (phases, re-registrations) are merged into one project only with physical evidence such as the same land parcels or location — never on similar names alone.
Every observation is kept
Raw source records are stored as fetched. Each fact is one observation from one source, with the date we saw it, so a changed completion date shows up as a change rather than silently replacing the old one.
Gaps are shown as gaps
MahaRERA sometimes cannot serve a certificate. We record it as unavailable and try again weekly; we never guess its contents.
What we leave out
- Personal details published on MahaRERA pages (promoters' family names, home addresses, phone numbers, contact persons) are not shown on public pages.
- Buyer and seller names from property registrations are never stored.
- Registered transactions are imported only from authorised feeds or licensed files.
- No asking prices, ratings or estimates are shown as facts.
