   Subject:   Certificate of Cost Incurred for Incurred upto September 2023 for
              Development of GYAN GOLD CREST having MahaRERA Registration No
              : situated on the Plot bearing CTS No. 45(pt),48 & 48/ 1 to 37 of village
              Majas Part 1, Taluka Andheri at Bandrekar wadi , Jogeshwari (East),
              Mumbai - 400060 being developed by Gyan S. P Developers L.LP.
   Ref: K-E/Pvt/0244/20200312/ LOI .
   Sir,
         1. I, Mitesh R. Gada have undertaken assignment of certifying Estimated
            Construction Cost for GYAN GOLD CREST having MahaRERA
            Registration No. being developed by M/s. Gyan S.P Developers L.L.P.

          2. I have Estimated the Construction cost of the Civil, MEP and Allied
             works, required for completion of the apartments and proportionate
             completion of internal & external work of the project as per specification
             mentioned in agreement of sale. Our estimate cost calculations are based
             on the drawing/plans made available to us for the project under
             reference by the Developer/Consultants. The Schedule of items and
             quantity for the entire work as calculated by Developer's Engineer, the
             assumption of the cost of material, labour and other inputs made by
             developer and the site inspection carried out by us to ascertain/ confirm
             the above analysis given to us.

         3. I, revise Total Estimated Cost of completion of the building of the
            aforesaid project under reference as Rs.207 er for the registration of the
            project. The estimated Total Cost of project is with reference to the Civil,
            MEP and allied works required for completion of the apartments and
            proportionate completion of internal & external works, as per
            specification mentioned in agreement of sale and the purpose of
            obtaining occupation certificate/ completion certificate for the building
            from the SRA being the Planning Authority under whose jurisdiction the
            aforesaid project is being implemented.

         4. The Estimated Cost Incurred till 30.09.2023 is calculated at Rs 9.70 er.
            The amount of Estimated Cost Incurred is calculated on the basis of
            input materials/services used ,premiums paid and unit cost of these
            items.
