   Mortgage dated 25<11 May 2022 in favour of Housing Development
   Finance Corporation Limited registered with the Sub Registrar of
   Asaurances at Kurla-3 under Serial No. 9416 of 2022.

3. That the time period within which the project shall be completed by

4 . (a) For new projects:
    That seventy per cent of the amounts realised by me/promoter for the
    real est9.te project from the allottees, from tIme to lime, shall be
    deposited in a separate account to be maintained in a scheduled
    bank to cover the cost of construction and the land cost and s hall be
    used only for that purpose.

5. That the amounts from the separate account shall be withdrawn in
   accordance with Rule 5

6 . That I / the promoter shall get the accounts audited within SlX months
    after the end of every Ji nancial year by D practicing Chanered
    Accountant, and shall produce a statement of accounts duly certified
    and signed by such practicing Chanered Accountant, and it shall be
    venfied during the audit that the amounts collected for a particular
    project have been utilised for the project and the ....ithdrawal has been
    in compliance with the proportion to the percentage of completion of the
    proJect.

 7 . That lIthe promoter shall take all the pending approvals on lime, from
     the competent authorities.


 8 . That II the promoter shall infonn the Authority regarding all tbe
     changes that have occurred in the infonnation furnished under sub~
     section (2) of section 4 of the Act and under rule 3 of these rules~

               Authority (MHADA) and/or Municipal Corporation ofGrcater Mumbai

               or with other concerned authorities scrutiny fees, deposits, refundable or

               otherwise or any other amounts which may be nec"cary for the purpose

               of getting the plans and specifications for construction of the building on

               the said propeny to be duly approved and sanctioned and for

               procurement of 1.0.D J lOA, Commencement, Completion and

               Occupation Certificates fBCC in respect of the aforesaid construction on

               the said propcny.


            16. To apply for and obtain refunds of any such amounts from Maharashtra
