                      1. That promoter Society has a legal title to ths land on which the development of the project is
                      proposed

                  betlveen such owner and promoter for development of the real estate project is enclosed herewith.

                      7.That the said land is ficc from all encumbrances

                      3. 'fliat the time period lvithin wliich the project shall be completed by promoter is 3l -12-7026.

                      4. i. That seventy per cent of the amounts realised by promoter fbr the real estate pro.iect from the
                      allottees. fiom time to time, shall be deposited in a separate account to be maintairred in a sclieduled
                      bankto coverthe costol'construction andthe land costand shall be used only tbrthat purpose.

                      5. Thatthe amounts fromthe separate account. to coverthe cost olthe project, shall be withdrawn in
                      proporlion to the percentage of completion of the project in accor<iance with Rule 5.

                      6. That the amounts from the separate account shall be witlrdrawn after it is certified by an engineer.
                      an arcliitect and a chartered accountant in pl"actice that the withdrawal is in proportior to the percentaee
                      of completion of the project.

                      7. That promoter shall get the accounts audited within six months after the end of every financial year
                      by a chartered accountant in practice, and shall produce a'statement o1'accounts dulv certified and
                      signed by such chartered accountant and it shall be verified during the audit that the amounts collected
                      for a particular prdject have been utilisect fbr the proiect and the withdrawal has been in cornpliance
                      with the proportion to the percentage of completion of the project.

                      8. That promoter shall take all the pending approvals on time. from the competent authorities.

                      9. That promoter has lurnished such other documents as have been presoribed by the rules and
                      regulations made under the Act.

                      10. 'fhat promoter shall not discriminate against any allottee at the time of-allotment of any apadment,
                      plot or building, as the case may be, on any grounds.
