      1.    We are aware that as per section 4[2] (c & d) of the RERA Act, 2016,
            read with Rules & Regulations made there under, an authenticated
            copy of approvals and commencement certificate, sanctioned plan, and
            layout are required to be obtained from the Planning Authority /
            Competent Authority.

      2.    Accordingly, we obtained layout approval from of Municipal
            Corporation of Greater Mumbai (Planning authority) on 10.01.2023 for
            the Residential + Commercial Building Wing A & Wing B is granted
            (up to plinth level) as per the sanctioned plan dated 10.01.2023, for
            ZERO-FSI.

      3.    Also, the commencement certificate/Building plans are approved by of
            Municipal      Corporation     of    Greater     Mumbai       (Planning
            Authority/Competent Authority) on 17.02.2023 (date) further, the
            commencement certificate is granted up to plinth level (Out of
            approved up to plinth Level) for Emarald Castle - Wing A and plinth
            level (Out of approved up to plinth Level) for Emarald Castle - Wing B
