A. Name of the Organization : Simba Properties LLP.
B.   Name of project with CTS No. – 809-A/1/1/6 & 809-A/1/1/7 of Village Poisar, at Thakur Village
     Kandivali – East, in R/South Ward.
     1.    We are aware that as per section 4[2] (c & d) of RERA act. 2016, read with this Rules &
           Regulations made there under, authenticated copy of approvals and commencement certificate,
           sanctioned plan and layout are required to be obtained from the Planning Authority / Competent
           Authority.
     2.    Accordingly, we have obtained layout approval from Municipal Corporation of Greater Mumbai
           (Planning Authority) on 25/10/2019. For CTS No. 809-A/1/1/6 & 809-A/1/1/7 which consist of
           Basement for Parking Lot & Wing ‘A’ & ‘B’ for Residential & Wing ‘C’ as Municipal Retail Market
           (MRM) Building under Accomodation Reservation Policy of Regulation No. 17(1) of DCPR 2034.


     3.    The Building plans were originally approved by Municipal Corporation of Greater Mumbai on
           05.11.2019 consisting of wing ‘A’ and wing ‘B’ with two level basement and wing ‘C’ upto plinth
           i.e. Zero FSI. Further Commencement Certificate is granted on 11.11.2019 upto Plinth level only as
           per Zero FSI IOD plan dated 05.11.2019. Further the amended plans were approved by Municipal
           Corporation of Greater Mumbai (Planning Authority / Competent Authority) on 01/07/2021
           consist of Wing ‘A’ with two level basement + part ground shops + part stilt + 1st to 5th level
           podium with height of 22.25 Mt. Wing ‘B’ comprising of two level basement + stilt + 1st to 5th
           level podium + 1st to 29th + 30th part residential upper floors with height of 118.25 mt. & Wing
           ‘C’ comprising of Ground + 2nd upper floors (built up amenity of Retail Market to be handed
           over to MCGM) having height of 11.25 mt.
     4.    Further, Commencement certificate / approvals, as and when approved will be uploaded under
           document section of this project immediately.
