(Promoter) Sir, We have undertaken assignment of certifying Estimated Cost for "Mahindra Happinest Kalyan-2 Project B", Tower-B,G,H and Townhouse having MahaRERA Registration No. P51700076963 being developed by Mahindra Lifespace Developers Ltd. (Promoter). 1. We have estimated the cost of Civil, MEP and allied work required for completion of the apartment and proportionate completion of internal and external work of the project as per specification mentioned in agreement of sale. Our estimated cost calculations are based on drawings/plan made available to us for the project under reference by the Developer / Consultants. The Schedule of items and quantity for the entire calculated by M/s Keystone Qs Unlimited as Quantity Surveyor work as appointed by Developer/Engineer, the assumption of the cost of material, labour and other inputs made by developer, and the site inspection carried out by us to ascertain/ confirm the above analysis given to us. 2. We estimate Total Estimated Cost of completion of the aforesaid project under reference as Rs.l17,50,09,509 (Total of Table A and B) at the time of registration. The estimated Total Cost of project is with reference to the Civil, MEP and allied works required to be completion of the apartment and proportionate completion of internal and external work, as per specifications mentioned in agreement of sale and for the purpose of obtaining occupation certificate / completion certificate for the Building(s) / Wing(s) r Layout / Plotted Development from the Town Planner, MMRDA being the Planning Authority under whose jurisdiction the aforesaid project is being implemented. 3. The Estimated Cost Incurred till 30th Sep' 25 is calculated at Rs. 7,75,54, 197 (Total of Table A and B). The amount of Estimated Cost Incurred is calculated on the base of input material / service used and unit cost of these items. 4. The Balance cost of Completion of the Civil, MEP and Allied works for completion of the Apartment and proportionate completion of internal and external work of the project as per specifications mentioned in agreement of sale is estimated at Rs. 109,74,55,3 12 (Total of Table A and B). 5.
