Dear Sir / Madam,


This is with reference to your inquiry for purchase of the Flat in the above referred proposed building “
Pentagon Enclave”.


We are pleased to inform you that pursuant to your request in that regard, we have allotted you the
Flat no. on      floor of the above referred proposed building. The sketch plan of the flat has already
been handed over to you.


The Total consideration value of the said Flat is Rs.    /- (Rupees     only), out of which we confirm
having received from you a sum of following details as on date, towards the earnest amount in respect
of the booking / allotment of the aforesaid Flat And Balance amount is Rs.                     /- against

The payment in respect of the aforesaid Flat is to be made as per the Annexure- A annexed
hereto (Time being the essence of the contract)


Besides the aforesaid amount, you will also have to pay the usual expenses and deposits such as
Stamp-Duty and Registration Charges, Government Taxes, Legal expenses, property tax, Permanent
Electric connection Charges, Permanent Water connection Charges, land and Building development
Charges, Shares Application Money and any other outgoings Charges etc., as will be intimated to you
at the time of taking possession of the said Flat.


The regular agreement for sale has to be executed between the parties indicating all the terms and
conditions in respect of the allotment of the aforesaid Flat, failing which this allotment letter shall have
no effect and it will be treated as null and void. This Allotment letter shall have to be surrendered to us
on or before execution of Standard Agreement hereinabove mentioned.


In the event of failure to make the payments in respect of the aforesaid Flat as per the due date, we
shall levy interest as State Bank of India’s Highest Marginal Cost Of Lending Rate plus 2% as per
clause 18 of RERA on the defaulted amount from the date on which the same is due up to payment
thereof . It is further confirmed that for any reason if you fail and/or neglect to make the payment of
the balance consideration amount, in spite of our giving you notice in respect thereof then in that event
this allotment letter will stand automatically cancelled and/or terminated and thereupon we shall
refund to you the amount till then received by us without interest but after deducting there from 10%
of the Flat consideration amount which is booking amount of flat, and also by deducting the interest
amount charged for delay in payment till date, which we shall be entitled to appropriate towards our
costs charges, expenses and/or loss. If any interest amount is levied on PURCHASER for any such
delay in payments Before or After Agreement for Sale, then PURCHASER is liable to pay those
interest dues to the BUILDER on or before Possession of flats or during cancellation of flat


We reserve the right to change the present plan, layout, design, elevation plan etc., that may be
required to be amended from time to time at our sole and absolute discretion, without any reference
and/or recourse to you in that regard.

If you accept the above offer unconditionally and irrevocably, you are requested to return the duplicate
copy of this offer duly signed in token of having accepted the above offer unconditionally and
irrevocably.
