                                  LEGAL TITLE REPORT

       Sub: Title clearance certificate with respect to S.No.190/2/B/2/1area
       admeasuring 32.00.00 R sq.mtrs. i.e. 3200 sq.mtrs. lying & being
       at Deolali - 2 Shiwar, Taluka / District Nashik (hereinafter referred as the
       said plots ).

                I have investigated the title of the said land on the request of S.V
       Thombare and Associates through proprietors Shripad Vinayak
       Thombare and following documents i.e.:-

       1) Description of the property.

       2) The documents of allotment of plot.

       3) 7/12 extract or property card issued by Talati Deolali -2, Nashik dated
       01/10/2021, mutation entry no.36472

       4) Search report for 30 years from 1994/95 till 2025

            2/- On persual of the above mentioned documents and all other relevant
       documents relating to title of the said property I am of the opinion that the
       title of owners Ramnath Kisan Bhagwat, Uttam Kisan Bhagwat Lilabai
                          kas Shivaji Bhagwat, Vishal Shivaji Bhagwat &
       Shivaji Bhagwat, Vilas
       Monika Samadhan Dhokane and on the strength of Developement
       Agreement & Power of Attorney S.V. Thombare and Associates through
       Proprietor Shripad Vinayak Thombare is clear, marketable and without
       any encumbrances.
