hereinafter referred to as "the Promoter" of the One Part and                          havrng
address at               hereinafter referred to as "the Allottee' of the Other Part.

WHEREAS by and under a Lease Deed 325612006 dated 27.11.2006 between CIDCO
and Mr. Rohitashwa Dasanna Shetty and Deed of Assignment No. 474612012 dated
25.07.2012 between Mr. Rohitashwa Dasanna Shetty and l\4rs. Sunita Prakashrao
Hiwafale, MIS. Sunita Pfakashrao Hiwarale is the new Lessee and CIDCO is the lessor
of the land Plot No. 18, Survey No. 1261127, J Sectof, Vjllage Satara, Aurangabad -
43'1005.

AND WHEREAS the lease Deed/Agreement for Lease, is with the benefit and right to
construct any new building/s if so permitted by the concerned local authorit,.


AND WHEREAS the Promoters are entitled and enjoined upon to construct buildings on
the project land in accordance with the recitals hereinabove;

AND WHEREAS the Vendor/Lessor/Original Owner/Promoter is in possession of the
project land

AND WHEREAS the Promoter has oroDosed to construct one residential cum
commercial building having 10 Flats and 8 Shops. The proposed project js named
"Horizon"

AND WHEREAS the Allottee is offered an Apartment bearing number               _        on the
_      floor, ( herein after referred to as the said "Apartment") in the _        wing of the
Building called _         (herein after referred to as the said "Building") being constructed
in the _phase of the said project, by the Promoter

AND WHEREAS the Promoter has entered into a standard Agreement with an Architect
registered with the Council of Architects and such Agreement is as per the Agreement
prescribed by the Council of Architects; AND WHEREAS the Promoter has registered
the Project under the provisions of the Act with the Real Estate Regulatory Authority at
            no               ; authenticated copy is attached in Annexure 'E',

AND WHEREAS the Promoter has appointed a structural Engineer for ihe preparation
of the structural design and drawings of the buildings and the Promoter accepts the
professional supervision of the Architect and the struclural Engineer till the completion
of the building/buildings.
