              Affidavit cum Declaration of MT.GOPAL TRILOKCHAND AGRAWAL promoter of the proposed project

              I MT.GOPAL TRILOKCHAND AGRAWAL promoter ofthe proposed project/duly authorized by the
              promoter ofthe proposed project do hereby solemnly declare, undertake and state as under:

              Ol.That I/promoter have /has legaltitle to the land on whichthe development ofthe project is

              oroposed at Riddhisiddhi Plaza at plot No 216, Survey No.23/24, N-4, CtDco, Garkheda
              Aurangabad-431003.

                                                                AND

              A legally valid authentication oftitle of such land alonB with an authenticated copy of the Agreement
              between such owner and promoter for development of the real estate project is enclosed'herewith

              02.That the said land is free from all encumbrances.

              03.Thatthe time period within which the project shall be completed by me/promoter is 2 Years'

              O4,That seventy per cent ofthe amounts realized by me/promoter for the realestate project from the
              allottees, trom time to time, shall be deposited in a separate account to be maintained in a scheduled

              bank to cover the cost ofconstruction and the land cost and shall be used only for that

os.That the amounts from the separate account, to cover the cost ofthe project, shall be withdrawn in
proportion to the percentage ofcompletion ofthe project.

06.That the amounts from the separate account shall be withdrawn after it is certified by an engineer,
an architect 6nd a chartered accountant in practice that the withdrawal is in proportion to the
percentage ofcompletion of the project.

07.That l/promoter shall get the accounts audited within six months after the end of every financialvear
by a chaftered accountant in practice, and shall produce a statement of accounts duly certified and
signed by such chartered accountant and it shall be verified during the audit that the amounts collected
for a particular project have been utilized forthe project and the withdrawal has been in compliance
with the proportion to the percentage ofcompletion of the project.

08.That l/promoter shall take allthe pending approvals on time, from the competent authorities.

og.That l/promoter have/ has furnished such other documents as have been prescribed by the rules and
regulations make underthe Act.

lo.That l/promoter shall not discriminate against any allottee at the time ofallotment ofany apartment,
plotorbuilding, as the case may be, on anyBrounds.
