       ofthe proposcd project is to be caflied out

       a legall"v valid authenticalion oftitle ofsuch land along with an authenticated copy ol lhc
       agreenrent between such ownsr and promotet ior development ofthe real cstate projeci is
       enclosed herewith.

2.     'lhat the said land is frec from allencumbrances.

3.     That the time period within which the pr oject shall be completed by me/prornoter is
       31rl2t2020.

4.     That seventy per cent of lhe amolLnts realised by me/promoter for thc real eslatc projeci
       lrom thc allottees, fiom time to time, shall bc deposited in a separate account 10 be
       naintained in a scheduled bank to cover the cost of construction and the land cost and
       shall be used only lor that purpose.

5.     That the amounts ftom the separate account, lo cover the cost of the project. shall be
       \rithdrawn in proportion to the percentage oicompletion ofthc projecl.

       'lhat thc amounts from ihe separate acoount sllall be withdrawn after il is certified by an
       engineer, an architect and a ahartercd accountant in practice that the rvithdrarval is in
       proportion to the pcrcentage ofcompletion ofthe project


7.     That I / promoter shall get the accounts audited within six months aftcr the end ofevery
       financiai year by a chaftered accountallt in practice, aid shall pioduce a statement of
       accounts duly certiiied and signed by such chartcred accountant and it shall be veritied
       du ng the a;dit that the amounts collected for a particular project have been utilised for
       the p;oject and the withdrawal has been in compliance with ihe proportion to the
       percentage of cornplction of the project.

8. That I / promoter shal1 take all the pending approvals on time, from the competent
       authorities.

9.     That I / promoter have / has furnishcd such other documents as have been prescribed by
       the rules and regulations made under the Act.

 10.   That I / promoter shall not discriminate against any allottee at the timc ol allolment of
       any apaitment, plot or building. as the case may bc, on any grcunds.
