                          DECLARATION-CUM-UNDERTAKING


I, Shri. Aarnav S/o Dilip Bobde Patil adult, Indian inhabitant, the Director of the company
having my office at 1St Floor, Sai Point House, Near Minal Apartment, ganeshwadi,
Thane-4000601, Maharashtra do hereby on solemn affirmation state, declare and
undertake as under :


     1) I say and declare that I being the Director and authorized signatory of M/s Sai
        Aarnav Realty Private Limited, have applied on behalf of promoter, i.e. the said
        legal entity, M/s Sai Aarnav Realty Private Limited for registration of the real
        estate project, with MahaRERA vide application dated 07/05/2024.


     2) I Say and declare that the application for registration of the real estate project
        named “Asteria Residences” is to be undertaken on land bearing Amalgmated
        Plot No.05, CTS No.1659/1&2, Sheet No.13/59, KH No.224, Ward No.66, Mouje
        Sitabuldi, Street: Henessey Road Village: Nagpur Taluka and District Nagpur-
        440001 hereinafter referred to as the "project land".


     3) I Say, declare and undertake that as on the date of submission of my/our
        application dated 07/05/2024 for registration of the real estate project Asteria
        Residences there is /are no subsisting pending application submitted to
        MahaRERA for registration of real estate project(s) whatever name called to be
        undertaken on the project land/part therefore or there is/ are no real estate
        project(s) by whatever name called, registered with MahaRERA being executed
        on the project land/part thereof.
