                                     DECLARATION

We, Shri Narendra S/o Dharnidhar Gandhi and Shri Pramod S/o Dharnidhar Gandhi
having   its   office   at   Plot   No.135,Mohata   Nikunj     1st   Floor,Canal   Road,
Ramdaspeth,Opp Shreeram Bhawan Nagpur-440010 having a Layout/Plot Scheme
called “Agrawal Estates” Address:- Kh. No. 7/1,7/2 and 7/4 P H No.35 Mouje : Gonhi
Sim,Taluka: Nagpur (Rural), Village Gonhi Sim and District Nagpur 440034 and have
applied for RERA registration with the Maharera authorities.

We further declare the following:

   1) We jointly own a property located at Kh. No. 7/1,7/2 and 7/4 P H No.35
      Mouje : Gonhi Sim,Taluka: Nagpur (Rural), Village Gonhi Sim and District
      Nagpur 440034. The above mentioned property is Purchased jointly by us.
   2) We intend to undertake a real estate project at the above mentioned
      property.
   3) We have not formed any separate legal entity and the Project is developed
      jointly in our Individual Name.
   4) The Single bank account for the above project have been opened as “RERA
      Designated Account” and will be operated for collection of booking and sale
      amount.
   5) The withdrawals from the above account for the outflow of the project will be
      made as per the rules of MahaRERA with authorisation.
   6) Form 3 submitted during the registration has been prepared considering
      overall expenses to be made jointly for the above project.
   7) We further declare that seventy per cent of the amounts realised by us for the
      real estate project from the allottees, from time to time, shall be deposited in a
      Joint Designated Account to be maintained in a scheduled bank to cover the
      cost of construction and the land cost and shall be used only for that purpose
   8) That the amounts from the RERA Designated Account shall be withdrawn in
      accordance with Rule 5 of the Maharashtra Real Estate (Regulation and
      Development) Rules, 2017.

          9) It is our joint responsibility to get the accounts audited within six months after
              the end of every financial year by a practicing Chartered Accountant, and
              shall produce a statement of accounts duly certified and signed by such
              practicing Chartered Accountant, and it shall be verified during the audit that
              the amounts collected for a particular project have been utilised for the
              project and the withdrawal has been in compliance with the proportion to
              the percentage of completion of the project.
          10) It is our responsibility to take all the pending approvals on time, from the
              competent authorities.
          11) It is our responsibility to inform the Authority regarding all the changes that
              have occurred in the information furnished under sub-section (2) of section 4
              of the Act and under rule 3 of these rules, within seven days of the said
              changes occurring.
          12) We have furnished such other documents as have been prescribed by the
              rules and regulations made under the Act.
          13) We shall not discriminate against any allottee at the time of allotment of any
              apartment, plot or building, as the case may be.
          14) We accept all the responsibilities jointly and severally which may occur during
              the project execution.
              This declaration is issued for submission to the MahaRera authorities.
