NMRDA), Nagpur and N.A. Sanad of Hon. Collector, Nagpur Dt. 21.03.2023. (2)(a) That the Party No. 01 doth hereby accord sancti to the said Party No. 02 to have the layout in the foresaid admeasuring 1.114000 fI.R. (11140.00 Sq.mt.) out of ( .49 H.R.) I Sq.mt. bearing/comprised in Khasra No. 20112 ( rt) of Mo Pipla,Tahsil Nagpur (Rural) developed in accordance with the san plan, a copy of which is herewith attached which fi , part of this agreement subject to the conditions that Party No. 1 shall not be responsible to provide an approach road an street lighti to the layout of this land nor it shall bear/incur any ex iture for i construction and provision etc. in any way respectively. (b) The Party No. 02 shall be solely ponsible for the quality of development works in the layout. RCC canalization wall solid w management system as per clause no. 13.5 o UDCPR- 2 0 etc., in this layout, strictly in accordance with pl , drawings, ifications, designs which are approved by P No.01 and n accordance with instructions which may be giv on that behal 'by Party No. 01 from time to time. The Party No. shall be so ly responsible to arrange for electrification & st lighting in layout at its own cost. (b) To deposit with Party No.01 re le sum of 4,88,3221- being 5"/o of estimated development cost @ Rs. .67 lakhs per Hector towards Security Deposi for c ion of all development works mentioned abov Security ;it shall bear no interest. Party No.02 has accordingly posited Rs. 4,2001- vide Receipt No. 20230131 151, dated 27 1.2023 with rty No. 01 . (0 If the aforesaid land is covered by Town Planni Scheme in future, the party no. 02 shall be liable pay to the y No.01 the betterment and development charges which may assessed on the plot(s) in accordance with the visions of Maharashtra Metropolitan Region Development ity Act 16 (Mah. Act III of 2}L7)lMaharashtra Regional & own Plannin Act 1966. Provided that the Party No. 02 shall be liable to pay development charges to the Party N .01 in respec of the unsold plots in layout and the purchasers lbe ible to pay development charges to the Party .01 in of the plots sold to them. Nagpur (Gramin) (5) The Party No. 02 shall agree to adj the irregular portions of the land as may be necessary in accordance 'ith the scheme/layout plan approved by the Party No. 01 for the said rrea, for which purpose the Party No. 02 may either be required to t fer its land to the Party No. 01 or purchase some land from the owners :the adjoining lands or from the Party No. 01 at the rates and on the litions as may be decided by the Party No.01 and till such adjustment made by Party No.02, the irregular plots in this layout shall not be old or used in any manner whatsoever, by the Party No. 02. (6) (a) Party No. 02 shall lay internal construct a common S.T.P & Grey Water layout to connect internal sewer lines system as per clause no. 13.5 of UDCPR )etc. (b) Party No. 02 shall make adequ arrangement for Rainwater harvesting and solid waste management em as per clause no. 13.5 of UDCPR 2020etc. (7) The Party No. 02 shall agree to lay C.I./ D,I./HDPE water pipe lines and to connect these pipe lines to the main water pipe line as and when laid by Party No. 01 / Nagpur Munic ipal Corporatifn / Municipal Council I Gram Panchayat lMaharashtra Jee van Pradhikaran, till then the Party No. 02 shall preserve the existing wel s, borewells, if any, and also shall construct wells and set up electric water pumps for supply of potable water as may be prescribed by the P rrty No. 01. (8) Prior to occupation of building P ty No. 02 shall makes full alrangement of water supply by digging the wells etc. (9) The Party No. 02 shall construct : buildings after getting the plots released & Building Plans sanctio red from Party No. 01 in accordance with the applicable Zoning ,gulations and Development Control and Promotional Regulations.
