       1. IA o are aware that as per sectiol 4 (2) (1) (D) of Real Estate (Registration and
      Development) Act, 2016, promoters are required to open a sepaete account in a scheduled
      bank to for the purpose ofdepositing seventy per cent ofthe amounts realized for the real estate
      project ftom the allottees, from time to time.

        2. And, l/We are awarc that, as per MahaRERA Order No. 56/2024 dated 2710612024,
      promoters shall follow the procedure for the operation and maintenance of bank accourts for
      the project.
        3. Accordingly, Uwe have a separate bank accorult for this real estate project / phase ofreal
      estate project the particulars whereof are as follows:

4. We hereby confirm that-

a.The aforesaid RERA desigmted bank accounts are RERA-desigmtod bank accouds,
exclusively for depositing atl the collections received from the alloftegs flom timg to time as
mentio[ed in the agreement for sale including parking, amenity a[d any other charges
excluding all other taxes and statutory duties.

b. I/We have given the standing instructions to the bank for auto-sweep transfer facility of
not less than seventy (70%) percent of the amount collected from allottees in "RERA
Designated Collectjon Bank Account" to the "RERA Designated Separate Ban-k Aacount" and
not more than thir5, (30%) percent of the collected amount to the "RERA Designated
Transaction Bank Account"

c. "RERA Designated Separate Bank Account" ofthe project is not an esfiow account afld
free from all encwnbrances LIEN, loans, and third-pafy control i-e lender/ bank/ financial
institution.

d. The amounts in the "RERA Desigoated Separate Bank Account" shall be withdrawn and
used in consonance and in compliance with Section 4(2)(IXD) ofthe Acq Rule 5 ofthe Rules,
Regulation 3 of the Regulations, the Orders as w€ll as the Ciroulars of MahaRERA and in
compliance ofCircular No.39/2021 dated 28.12.2021 rcad with Circular No. 39A I 2022 dated.

e. The aforesaid RERA designated bank accounts shall be audited withil six months after
end ofevery financial year and shall upload on MahaRERA prcmoter web page the statements
ofaccounts duly certified and signed by a chartered accountant in practice.
