Greetings from JB Associates!

You have visited and inquired about our project named
_________________________. On being satisfied of the information
you have agreed to book a Row House in the project. After due
negotiations and discussions, you have booked Row House No.
_____of Wing _______ in the above-mentioned project for the total
consideration of Rs ___________. Therefore, the Row House No.
________ of wing ___________ is hereby allotted to you on following
terms and conditions.

  1. The area of allotted flat is as under

     c. % Sharing in common area - _____________

  2. The total consideration agreed of the Row House is as under

     b. Covered Parking - _________________
     c. Other Specifications (if any) - _____________

  3. You have paid an amount of Rs ___________vide cash/
     cheque No. ___________ towards booking/advance.

  4. It is understood and agreed by you that additional amounts
     towards electricity, water supply, society formation, legal
     expenses, etc will be additional and are to be paid by you on
     demand by us.

  5. It is understood and agreed by you that the total

  consideration mentioned hereinabove excludes tax.
  Therefore, you will be liable to pay the tax liability under
  GST Act and other allied acts as applicable by various
  authorities till the time of possession has been handed over
  to you, as and when informed and demanded by us.

6. The allotment, agreement, payment, interest on termination
   and all other incidental issues shall be governed by the Real
   Estate Regulation and Development Act. (Hereinafter
   referred to as the Act).

7. You shall execute and admit the agreement for sale as
   within 7 days after payment of 10% of the total amount
   decided as consideration.

8. You shall make timely payment of instalments of total
   consideration as will be enumerated in the agreement for
   sale.

9. If you make any delay in instalments, we shall be entitled to
   reserve a right to claim interest as provided for in the Act.

10. If you fail to make payment of the total consideration, we
  have right to interest or termination of agreement/allotment
  as provided in the Act.

11. The allotment is strictly person specific. You shall not
  transfer the right, title or interest under this allotment.

12. If you are willing to take loans from financial institutions,
  our project is approved by ___________ bank. If you are
  willing to take loan from any other financial institution, copy
  of master file of the project will made available to you as and
  when demanded by you.

  Kindly   acknowledge    the      allotment                       letter   and
  terms/conditions mentioned in it.
