l.       This is a suo-motu matter taken up by MahaRERA against the Respondent's project
         'Siddharth Apartment'which is regjstered i^'ith MahaRERA Registration no. P51700013427.

2.       On revicw of the Respondent's project regishatio[ it is observed that the proiect registtation
         of the said project has lapsed on March 31, 2018 and thereafter, no extension of the date has
         been either sought or granted under the provisions of the Real Estate (Regulation and
         Development) Act, 2016 and the rules a]rd regulations made thereunder. Further, the details
         available on the proi.,ct registration webpage show that the proiect is not yet completed.

     Mo.eovpr, the Respondcnt has not uploaded the Annual Audit RePort of Statutory C A -
     Form 5 for F.Y. 17-18 and F.Y. 18-19 till date as requred under the provisions of scction 4(2)
     (l) and section 11(1) of the Real Estate (Regulation and Development) Act, 2015 read with
     Regulation 4 of the NlahaRERA General Regulations, 2017.


L    Since, there have bcen no oriline comPlaints filed with MahaRtsRA in this Proiect, as yet, this

     matter$,as talen up as aSuo Mofu ComPlaint and the ResPondentand Proiect Professionals,
     assGiated with the proiect, were called for the hearing. The ResPondent, Mr. Roharl Sodhi,
     who appeared for hearing, submitted that the project could not be.ompletod in the
     stipulated time.


-l   At this stage whcn the project registlation period has lapsed, the only way forward would
     b€ to protect the right of the allottees and enablc them to form an Assmiation oI allottees
     who can take an inJormed decision rcgarding carrying out the balance work to comPlete the
     proiect.


f.   In vie$,of the above facts, the ResPo[dent, Rohan Gruh Nirman, is hereby directcd to
     handover the list of allottees of the said Proiect, along with their contact details' to all the
                                                                                               to form an
     allottees of the said Proiect, along with a copy of this order, to enable the allottees
     associahon of allottecs and theielter take an bJormed decision Pertaining

     proje.t. Thcreafter, the association of allottees may like to Proceed under Section 7/8 of the
     Act as per the MahaRERA Order no. 8/2019 dated N{arch 29,2019'
